A few miles away in Midway, inside the separate 32563 zip, the price per square foot over the three months ending in June 2026 sat at $231, down 2.5 percent from the year before. That's a difference of roughly three and a half times, inside a single city, depending entirely on which side of the peninsula and which zip code you're standing in.

Neither number is wrong. They're just describing different places that happen to share a mailing address and, in the case of Gulf Breeze Proper, a zip code with an island of high-rise condos on top of it.

The Golf Cart Test

The price gap tracks a lifestyle gap, not just a lot-size gap. Gulf Breeze Proper functions like a small town where the car is optional for daily errands. Residents drive golf carts to Shoreline Park along the bay, to the Publix shopping center on Gulf Breeze Parkway, and to the handful of local restaurants everyone just calls the "Proper" eateries.
